    John Houston Homes builds in various locations throughout Texas. We are a new construction home builder in Midlothian, Waxahachie, Mansfield, Burleson, Keene, Ferris, Grandview, Temple and Waco, TX areas.

  • Should I buy a quick move-in home or build from scratch?

    Choosing between building a new home or buying a home already built offers various benefits depending on your preferences and timeframe. Quick move-in homes allow you to swiftly settle in and start relishing your new home, while building from the ground up gives you the freedom to choose your home site, plan and options according to your desires. You also get to visit our 6,000+SF design studio to choose your selections such as tile, flooring, lighting, paint color, cabinets and more!

Selecting the Right Home

  • How much money do I need to put down to start my build?

    We require a 2% deposit to build a home with us. This amount is 2% of the total contact price. This allows us to hold the lot and start construction on your new home. You won’t need to take out your own construction loan. We make it easy for you! 

  • Do you have a model home I can visit?

    Yes! We have several furnished model home sales centers across the Dallas, Fort Worth, and Waco/Temple areas. If you can’t visit us in person, feel free to take a look at the 3D Virtual Tours of our model homes!

Financing

  • Does John Houston Homes have a preferred lender?

    Yes! Our goal is to make the home building and buying process as easy and smooth as possible. We have an amazing partnership with Trinity Oaks Mortgage. By partnering with this incredible company, we are able to work closely together to make sure you are able to close on your home on time, every time. They are a wealth of knowledge when it comes to understanding how to qualify to buy a home and what is needed to do so. They study market trends, track interest rates and work closely with lenders to ensure they can answer your questions and point you in the right direction for your financial goals.   • How do I apply for financing for my new home?

    Our partnership with Trinity Oaks Mortgage streamlines this process, but you're free to choose your own lender. Your lender will provide you with a list of required documents for your application, which usually includes, but is not limited to:


    • Recent pay stubs(last 30 days)
    • Bank Statements (last 2 full months)
    • 401(k)/Retirement acct statements (last 60 days)
    • W2s (last 2 years)
    • Current valid ID

    You need to send a loan approval letter from the lender to us within 15-30 days of the purchase agreement date. If you choose Trinity Oaks Mortgage, your approval will be automatically sent to John Houston Homes.

Designing Your New Home

  • How does the design process work?

    Once you contract on your new home, you will be invited for a one-hour tour to see our beautiful design center before your initial appointment. At that time, you will be able to mix and match, touch-and-feel as you explore endless opportunities to customize your dream home.


    Your next appointment will allow you to work alongside one our professional design consultants one-on-one for an entire day! They will help you discover the perfect combination of designer features to personalize your one-of-a-kind John Houston home.

Construction

  • What is the construction process?

    The construction process is an exciting time for anyone building a new home! Seeing your dreams come to reality in front of your very eyes is an amazing thing! You will have the opportunity to meet with your construction manager for a pre-construction meeting before construction starts. At this meeting, you will go over your plans and make sure everyone is aligned on what the process will be and what will be build with the plan you selected. The building of your home happens in stages: for example, foundation, plumbing, framing, HVAC systems, electrical, insulations, sheetrock, cabinets, etc. Each stage has its own timeline and inspection schedule. At time of purchase, you will receive a construction timeline that outlines these stages. Your community sales manager will also guide you through the process each week with an update on what is happening with your home.

  • My home is almost complete – do I need to do anything else?

    Yes! There are several more things required as your home nears completion. These include:

    • Lock in your interest rate. About 30-45 days prior to your closing, your lender should contact you to lock in your loan rate.

    • Satisfy final loan conditions to prepare for closing. Your lender will provide you with a final list of conditions that should be satisfied before closing. Proof of homeowners insurance should be submitted to your lender.

    • Review and understand your loan. Federal regulation requires buyers to receive the closing disclosure of their loan at least three business days before closing. The title company will contact you to set the date and time of your closing meeting.

    • Meet at your new home for a final walkthrough with the construction manager. You will have an opportunity to look at the home, learn about the systems and how to use them and ask any final questions for the construction manager

    • A week before closing, you will meet at your new home one last time to sign off agreeing that everything in the home is satisfactorily complete.

    • Set up utilities, change of address forms, and other moving-related items
